The HVAC Technician V – Commercial HVAC position is a non-exempt, full-time staff position that reports to the Building Controls Manager. This position is scheduled to work an alternative work shift 7:00 a.m. – 4:00 p.m. Tuesday – Saturday, with evenings, weekends, and on-call rotation duties. 

The HVAC Technician will primarily respond to routine and complex Commercial HVAC-related services calls, perform inspections and corrective maintenance activities to the university’s HVAC systems, including controls and auxiliary components. Install and repair wiring, supply lines and components. Prepare the parts and tools for each day’s activities. Troubleshoot motors, fan coils, VAV boxes, boilers, cooling towers, air conditioning, pumps, and Chillers. Work with external contractors to provide support and may assist with inspections of finished job. Ensure all jobs are compliant with university policy, state, local and federal laws. Complete and maintain all necessary paperwork and records as required by department. Maintain clean job site throughout duration and clean up job site following work completion. Maintain safe working conditions for self and others. Ensure proper storage of supplies, tools and equipment.  Performs other duties as assigned.


The requirements listed below are representative of the knowledge, skills, and/or abilities required for the HVAC Technician V – Commercial HVAC position. 

Required: A high school diploma with a minimum of five to seven years related experience. Proven ability to read and understand blueprints, specifications, and schematic diagrams. Ability to prepare engineering documents, specifications and cost estimates for projects. Ability to accurately document and track preventive maintenance activities. Ability to develop heating, ventilating and air conditioning system modification plans. Demonstrated skills to perform HVAC installation, troubleshooting, repair and maintenance at technician level four or higher. Ability to use hand and power tools applicable to trade. Knowledge of mechanical systems, building materials and emergency maintenance. Detailed knowledge of HVAC systems that incorporate digital control systems and are linked to a multi-building, computer based energy management or control system. Knowledge of general trade methods, materials, tools and equipment. Technical skills to learn and use computerized databases and systems needed for the position. Organizational skills to prioritize own work requests and load and ensure timely completion of tasks. Analytical skills to identify and resolve systems and/or mechanical problems. Familiarity with city and state building codes, OSHA rules and regulations, standard safety practices and equipment and other requirements for workplace safety. Demonstrated ability to adhere to safe working practices as defined by industry and regulatory standards. Knowledge of safe driving practices as defined by California DMV. Ability to work in a variety of physical environments including on ladders, man-lifts etc. with heights of up to 30 feet. Ability to read, write and speak English in order to communicate with all levels of campus community and business contact. Ability to understand and apply policies and procedures. Ability to work in a team atmosphere. Universal Refrigeration Licenses. EPA R410A certification. Experience repairing, adjusting, maintaining and troubleshooting controls, heat pumps, split systems, packaged units, ductless splits, motors, controls and water pumps. 

Desired:  Completion of a four-year apprenticeship program.  Chiller experience is a plus.
